The information, letter templates, checklists, and explanations on this site are general information about Indiana landlord-tenant topics, including Indiana Code §§ 32-31-8-5 and 32-31-8-6. They are not tailored legal advice for your situation. Laws, local housing codes, health ordinances, and court procedures can change. No attorney-client relationship
Submitting a form, generating a letter, emailing or mailing a notice, or contacting the site operator does not make Hoosier Home Fix, its operators, volunteers, or any affiliated public agency your lawyer. Communications through this site are not privileged legal consultations unless you separately hire counsel.
You are responsible for your notice
You are responsible for:
- Whether the facts in the notice are true and complete
- Who you send the notice to and whether those addresses are correct
- Whether written notice plus a reasonable time is required in your situation
- Keeping copies and proof of delivery
- Any follow-up, code complaint, AG complaint, or court filing you choose to make
Looking up an owner of record or a registered agent on INBiz is a self-help step. It does not guarantee that a court will treat the letter as perfect legal service in every case.
Do not withhold rent based on this site
Indiana does not generally give tenants a self-help right to stop paying rent or to “repair and deduct” solely because repairs are needed. This site does not tell you to withhold rent, reduce rent, or spend the landlord’s money on repairs and subtract it from rent. Doing those things can put you at risk of eviction or other claims unless a court orders otherwise or a lawyer advises you based on your facts.
The post-notice damages worksheet estimates diminished rental value (a percentage of rent for loss of use) and out-of-pocket costs. Those numbers are your good-faith draft of a claim, not a court award and not a bill the landlord must pay on sight. Signing under penalties of perjury is a serious step: only affirm facts you believe are true.
No guarantee of results
Sending a notice does not guarantee that the landlord will repair the unit, that a government agency will act, or that you will win in court. Delivery tracking shows movement of mail; it is not a ruling on the merits of your claim.
Limitation of liability
To the fullest extent permitted by law, Hoosier Home Fix and its operators are not liable for damages arising from your use of the site, reliance on templates or explanations, failed or delayed mail, incorrect addresses you entered, or outcomes of any dispute with a landlord. The site is provided “as is.”
